Three Minnesota Brothers, Four Options: Why We Do This Together

Ryan, Jordan and Ross Quade are three brothers from Shoreview with four options for your house, starting with a cash offer within 2–3 days of the walkthrough.

We buy houses for cash in Minneapolis and surrounding areas. That’s one of the four. The other three are listing with Ryan on the MLS, creative financing and a refinance referral. You can read how the cash side works on our cash home buying page. This post is about why the three of us do this together and why we offer all four.

Where we come from

We grew up in Shoreview, north of St. Paul. Today all three of us own houses in Minneapolis, and we love it here, especially Northeast. So when you call about a Minneapolis house, you’re talking to people with their own money in this city.

We serve Minneapolis and surrounding areas. We’re not a franchise, not a national site that sells your info to investors and not a call center in another state. When you call 612-229-RYAN, you get Ryan, and he comes to the house.

Why we do this together

Each of us has bought and sold property, and all three of us own rentals today. We did that on our own first. Now we do it together. Everything we tell a seller comes from that: we’ve been the buyer, the seller and the landlord.

Most cash-buying conversations focus on the offer and stop there. We built this business to talk through the alternatives too: listing the house, creative financing or refinancing to keep it.

We think that’s backwards.

The three of us can cover all four options in one conversation. So the first question on every call isn’t “how fast can we buy it?” It’s “which of the four paths puts the most money in your pocket?” Sometimes the answer is us. A lot of the time it isn’t, and Ryan will say so. That’s the whole idea behind our guide on when you should not sell to us.

Who does what

Ryan is the oldest brother (he won’t let us forget it), the licensed agent and the one in charge. He talks to every seller, walks every house, writes every offer, and handles the paperwork and closing. Look him up if you want. He’s a Minnesota Resident Real Estate Salesperson, license #40924708, with Coldwell Banker Realty.

Jordan knows construction. He prices the repairs on every house. That’s why our offers rest on a real repair estimate, not a guess.

You probably won’t meet Ross. He works behind the scenes on marketing, deal flow, technology and relationships, so Ryan can spend his time with sellers.

The four paths

Handwritten notes comparing selling options in a notebook

PathBest whenDownside
Sell to us for cashYou need to sell fast, or the situation is messyThe price is below market value
List it with RyanYou have 30 to 60 days and the house is in decent shapeIt takes longer and needs some prep
Creative financingTitle or mortgage problems block a normal saleMore complicated, and a lawyer has to draft it
Refinance and keep itThe problem is temporary and your credit and income hold upYou have to qualify

For your house, Ryan puts real numbers on each path. Then he tells you which one wins and why.

What you can count on

Here’s what you can hold us to:

  • A cash offer within 2–3 days of the walkthrough
  • Close in 7 to 14 days on cash sales, or on your date
  • Up to $1,000 in moving help on cash sales
  • No commissions, repairs or closing costs on cash sales
  • You talk to Ryan, a licensed agent, every time
  • Ryan walks you through all four paths before you sign anything

We may buy directly or assign the contract

On a cash sale, we either buy the house ourselves or assign the purchase contract to another buyer. Our plans may change before closing, and any assignment follows your agreement. Your contract price stays the same either way.

A lot of the “we buy houses” mail comes from wholesalers, who sign a contract on your house and pass it to another buyer. Assigning a contract isn’t the problem. Hiding it is. So is cutting your price after the inspection, or showing up with no proof of funds and no license you can look up.

That’s why we publish the Wholesaler Test: five checks you can run on any cash buyer. They cover proof of funds, assignment terms, a license lookup, a real person you can meet and a price that holds after the inspection. Our own answers sit under each check. Go ahead and run it on us. It’s all in our guide on how to spot a scam cash buyer.

What happens next

If your situation has a deadline or a legal wrinkle, start with our guides. Each one sticks to Minnesota rules. They cover foreclosure and sheriff’s sale deadlines, inherited houses in Hennepin and Ramsey County probate, and liens and title problems. Others cover houses that need major repairs and landlords who want out.

Then send us the address or call Ryan at 612-229-RYAN. He’ll come to the house and walk it with you. You’ll have a cash offer within 2–3 days of the walkthrough, with the other three paths laid out next to it. You pick. If the right answer isn’t us, Ryan will tell you straight.
